We offer is a commercial property of approx. 2,422 m² in 03044 Cottbus, district Schmellwitz, on which a commercial & multi-purpose building with a total of approx. 2,178 m² usable floor space is projected, but not yet built. A legally binding development plan exists for this building area. The building permit has already been issued for the building and the ten possible commercial units. The seclusion is approved, the declaration of partition is notarized and the land registry entry as part ownership can be applied for at the land registry office.
The property is planned with high energy efficiency class. There is a possibility of claiming public funding (e.g. KfW - Program 299). Planned passive house technologies: ventilation systems with heat recovery for building heating & cooling. Photovoltaic systems and ground probes for geothermal energy are already approved.
Thus, minimal operating costs, high rent and very low CO2 emissions are guaranteed.
The commercial property is planned with high quality standards and therefore particularly suitable for both owner-occupiers and capital investors. For use as dry / wet laboratories, data centers or practices, rents above 10 € / m² are achievable.
The situation on the financial markets remains extremely tense. Interest rates around 4.5% with 60% loan-to-value (LTV) are the new normal.
With our concept, however, it is possible to apply for a government loan from the state owned Kreditanstalt für Wiederaufbau (KfW). Interest rates from 1.62% at 100% LTV are possible as our building permit meets the basic requirements for the KfW's subsidy program 299!
